The villa is yours outright. The site comes with a 99-year lease. They sell together. The villa is a movable dwelling and the land is leased, so stamp duty, land tax, council rates and the Short-Stay Levy do not apply. Worldpass runs it. You take the market return, or a fixed 10%.

A trading record moves yield. That is the bigger effect. Year one has no record, so a buyer wants 22%. Every season delivered lowers it.
Income need not change. At the same $104,890, a yield of 18% values the villa at $583,000. That is $108,000 more.
